Planners OK Private Hillside Vineyard

Grapevines are coming to Happy Acres Road after Los Gatos Planning Commission grants resident permit, approves second-story addition to home in Broadway historic district.

The Los Gatos Planning Commission voted 6-0 to approve a conditional-use permit for Los Gatos resident Albert Kurkchubasche to build a private vineyard at 165 Happy Acres Rd. Wednesday evening.

The proposed grapevines will occupy more than 3,000 square feet and take up 1.5 acres of the 3.5-acre parcel. Currently, a single-family home, built in 1991,  sits on the property that is zoned hillside residential.

Commissioner Charles Erekson was absent Wednesday evening.

The vineyard property is located south of Shannon and Shannon Heights roads and is surrounded by homes. The project will not require grading or removing trees and will be maintained by Coastal Range Vineyards. The owner said he doesn't plan on constructing a winery or a tasting room.

According to the town's website, there are eight other private vineyards in town.

In other news, the Commission also voted 6-0 to approve a second-story addition to a nearly 1,000 square-foot, single-family residence located at 321 W. Main St. in the town’s historic Broadway district.

Property owners Nicole and Ed Reginelli had been granted approval from the commission back in 2004, but their permit expired in 2006.

The proposal received little opposition from neighbors and, with help from applicant Brian Aced of De Mattei Construction, the couple will come to a settlement with their neighbors on landscaping issues.
